What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like stairs, patios, and pantries. They might make a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total area of the house and the overall layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service required?

Property taxes

Property tax records frequently reflect incorrect square footage because the values can come from various sources, and occasionally go unproven — which means you may be paying for more square footage than you have! Unless an appraiser has recently executed an evaluation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service can secure a fair price for your home. Living space is one of the most important factors potential buyers examine when purchasing a house — but since these values are often approximated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of potential buyers. The only dependable method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or home measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

Information for real estate agents

To make sure that your client's home sells at a price that appropriately reflects true market value, we advise requesting a measurement of the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tool for attracting potential buyers because they can review the layout and attributes of the house before and after touring.
